Project: Horsham Civic Centre – Reception Office Renewal Contract: Lump Sum Contract Sum: $250,000 - $300,000 Client: Horsham Rural City Council – HRCC Project Type: Office Refurbishment and Fit-out HRCC Employs passionate locals that are invested in their jobs and Community. It was evident from the first Pre-Construction meeting with all stakeholders the investment their employees had not only for the Community but also the building itself. With some stakeholders being second generation employees, they shared knowledge and history of the building which helped understand the client’s intention. Black Sheep were able to communicate and collaborate with the key stakeholders to understand the intended outcome and deliver the right outcome.

Challenges

A challenge for the project was that the documentation excluded final finishes. This was to be finalised in collaboration with the builder and the key stakeholders. Black Sheep can collaborate and workshop design problems and budget restraints to find solutions that are acceptable to all key stakeholders. In this case Black Sheep managed to deliver the project and the stakeholders their desired finish and layout within budget without variation to the tendered contract sum. The floor level was another challenge as when the base build was constructed, the floor form work collapsed at the time of the concrete pour creating inconsistencies in the floor level up to 80mm. With the support of the local contractors we managed to rectify the finish levels back to an acceptable standard

Outcome

Black Sheep set an onsite construction date with 6 weeks to complete all preliminary orders and design. Together through work shopping, collaboration and the planning Black Sheep were able to reduce the impact to the facility and the time onsite. The new wrap around reception was constructed of a polished composite stone with a higher than usual bench height that was a requirement from front of house employees to keep an eye-to-eye level height when conversing with customers.
